The cheap houses are real, and the catch is not a legal one. Marianna Czudorova, who spends her days finding houses in Italy for people moving there, counted forty-four move-in-ready homes listed at ten thousand euro across Italy in August 2026, and found nothing hidden in them. What they have in common is distance: they sit furthest from an airport, a station or a bus stop, in the towns losing people fastest. Access and vitality are two of the axes weighted below — which is what this ranking is for. It cannot tell you the price. It can tell you what a ten thousand euro house costs you in everything that is not money.

A note on the data

Coverage is shown beside every score because they are not the same claim. A 88 built from eight measured axes is not the 88 you get from four. Where an axis has no trustworthy data it is dropped and the remaining weights are renormalised — never filled with a zero.
